How to get a good realtor?

It is very frustrating to find a house in the bay area.
I have some clients to try to get a house for a wrong time,
and it is still hard for them to get the offer accepted.

Actually it is very hard to answer this question. And
there are different answers for this one. But one thing
is for sure, good agents are always wanted, and good
agents are all similar. They are all friendly, know the
market, how to deal with the listing agent, loan agent, etc.

But some other agents are different. Recently I am going a
loan for my client. Though they do have some difficulties
because of job changes, and the listing agent was concerned
about the loan processing. And since the borrowers were
not determined what to do, and wasted for a week for nothing,
instead of trying her best to communicate with the listing
agent. This buyer agent chose not to reply listing agent's
email, and phone calls for a week.

And later the borrower decided to proceed. The agent did
not try to convince the listing agent that the borrowers
are ready for moving forward, she asked me what if the
listing agent did not allow the extension for the removing
contigency. I told her that "you would not know if you do
not ask". I just do not understand why she was afraid
of talking to the listing agent. And now she has to talk to
the listing agent, for her client, for this business.
